I am surprised they are still in business! Our manager was sooooo rude! I felt like I was being bullied by her and as an owner, that's messed up! I also submitted a complaint to Del. Of course no response. I guess they don't do any background checks or maybe they are all one family.. BTW, Top Choice Awards look like a BS profile. They have given 10 reviews..smh. Get them out! yes. ZERO stars should be an option.

I was told to contact the building's electrical contractor for approval of electrical repairs. He requested a fee of $500. I contacted the board of directors who were unaware of the practice. The property manager failed to pass my request for permission to renovate onto the board prior to her vacating the position, I have to now wait an additional month as a result. My opinion of the honesty and integrity of this manager is quite low.

I live at 20 Gothic and we have the same incompetent staff as all the other buildings that have Del property management. There is a common thread, rudeness and lack of accountability.

My condo block, 208 Enfield Place is managed by Del. They have not being doing well, specifically because they have a somewhat incompetent property manager and the district manager does not really pay attention. The security firm they use is a pretty mediocre outfit and recently a star employee -- who used to keep things going! -- left and since then this building is a MESS. Today, April 4, 2017, the water was cut off for the entire day, with just one day's warning. A notice was put up downstairs on Monday and we had no water today, Tuesday. When I complained I was told by the manager that because it was an "emergency" he could do nothing. Really???? Del Property Management surely can set up communication links with residents via mailing lists, messages to cell phones and so on. This is 2017. No one can make the excuse that they cannot contact people!! If anything we are all too exposed to marketing and sales pitches. Where there is a will there is a way! The Property manager could have posted notices on each floor at least.

Don't know how this company is still in business when they hire and defend managers who are not capable of doing there jobs. Horrible customer service and cant get any honest answer. They have a property manager named Huda, and she is probably one of the worst and unprofessional property managers I have ever encountered.

very poor management service. My condo has 4 elevators which 3 of them has been out of service in and out and it has been a lot of incident that we had 911 calls to rescue neighbours that have been trapped and stuck in elevators. our condo fees are increasingly every year and their service and maintenance is on a decline. according to the website; company's goal is "to continue to provide and maintain the highest standard of service , confidence and trust, established by DEL property management as the leader in the profession." for the past month beside the company's goal violation , the simple principles of living has been violated and it seems like no one keeps any one accountable for this violation. according to company's declaration of commitment, 'to economically and efficiently manage your home while enhancing the life style of you community" let me declare that it is nothing just pretty words on paper when it comes to action there is nothing that DEL mgmt do to enhance our living style. despite the increasing maintenance fees, the actual maintenance is not happening. it is time for DEL to revisit their mission statement and their properties and take action accordingly!

I would give it no star but the least is 1 star so here you go at 5 northtown way, north york. Reserved the elevator A MONTH AND A HALF before moving out, was assured by the person helping me to book it i could secured 2 time slots due to schedule with my mover and the new place elevator time slot. Drop off the deposit more than ONE MONTH before moving thinking everything is settled. Got a call 2 WEEKS before moving they have to delete one of the time slot because someone else want to book and it was against their rule booking 2 time slots. So i asked to speak with the person who helped me before and the lady insisted that she doesnt know who that is even there's only a few people worked there. And she kept saying i made a huge mistake even though i was assured it's perfectly fine when i booked it. And she refused to settle with an exception for just a bit extended period given their full negligence to falsely setup the appointment for me and fail to inform me in a timely manner, which now put me in a tight spot that i have to deal with the mover and the new place management to reschedule 2 weeks before moving. They gave me a feeling that they don't care about their tenants at all and treat us being their annoying customers instead of someone they should look after as a managing position. And the fact is by deleting one of my time slot, i am the one who got annoyed and it provides them an excuse for their mistakes. And as an assisstant manager, it's really unprofessional to blame everything on someone worked under you which you are supposed to supervise. Instead of stand up to take the responsibility for the mistake, she totally neglected my situation and implied that I am at fault for all this mess which is ridiculously hilarious. This is a very unpleasant experience and really stressful for normal people who have their schedule jam packed. I totally understand if i am the person try to book i would hate to have the booking being full but just like what that lady literally said it's the end of the month, my mover schedule is packed as well as the elevator schedule of my new place so i would hate to reschedule 2 WEEKS before moving. It's a constant battle to reserve elevators for a condo in hot areas and peak season which i totally understand and learnt from my mistake for not being able to book before. That's why i booked way early. Sometimes doing things by the book makes sense and i understand you tried to free up time slot for that tenant but please be considerate to others tenant as well even if it's your job. And the fact that you have A MONTH to review any errors but you didn't is unacceptable to me. Please do your job right and inform people in a timely manner so there will be less people like me now sitting here stressed out with all the sudden changes and uncertainty. Lastly, this is just a tip of an iceberg of my last 4 years experience living in this condo with this particular management. I could go on for pages with all the dumb things they did. So thank you for teaching me a lesson of what it means by failure and so long.

dont even deserve a star i live at 3939 duke of york that building is horrible in general and they make it even worse very in-complainant dont get nothing maintained they i sold the place notified them to stop taking the maint fee and of course the still take the fee shows what kind of people they have working for them if u see del property management anywhere dont buy or be involved with them ..

I can only speak to my experience with the icon buildings downtown. Cleaning staff are wonderful as are most of the security desk attendants (exception being the two 9 to 5 weekday staff, who though not terrible, can be quite rude and slow). So at least they can outsource well. The property management seem to have a difficult time with client service and attention to detail. Sure their correspondence is polite, but they are constantly making errors, omitting seemingly obvious details where needed and don't own up to their errors-making you feel like a nuisance for sending multiple emails in what should be an easy request for most people.

They have been really rude when dealing with tenants. Their customer service is awful and offensive. Every time I had to deal with DEL Property Management it has been awful, they don't care about the tenants.

Allan Rosenberg and Saul York have been running DEL and ACMO as an old times MAFIA stealing from condo owners (using the Reserve Funds) and securing comfortable retirement pension plans in US and Canada.

A director at other condo site suggested me to write to Del Property Management Inc. in regard to A recent door-to-door inspection had been conducted by he Property Manager at YCC433 (which is located at corner of Finch East and Don Mills Road). While residents had been informed partially about the inspection, majority of the so-called deficiencies (or findings) were vaguely defined or not defined on the Request for Entry . Out of the ten items in the result, only a few appeared on the request to enter suite. Due to lack of detail on the Request to Entry, residents were not informed about the criteria or level of these inspections. Given all this inspection results, not deficiencies, I agreed in principle to suggest to residents to carry out changes, but the Property Manager has no authority to force anything down to anybody's throat, by threatening to sent his contractor to to the change if resident did not do change as suggested. After all, he is here to help us, making suggestion, and provide management services. He has no right to do what he said in the first paragraph of the report. I honestly do not like bullies. Upon receipt of the results, I had called The Property Manager twice and did not get reply. I talked to him in his office about one of the items, but I was more confuse about how ABS is illegal towards fire code/ building code, which he did not referred to in the conversation. If I have to spend money on this because someone told me, I would certainly like to know why. For now, my director friend informed me that there may be a grand father clause that would imply not doing anything at all. Until I find out all this I will not do anything about this. To this date, I am not certain about Property Manager is qualified to inspect a condo unit and judge what is legal or not. I am sure a judge is required to interpret the law properly. In the light of un-match in descriptions on Request to Enter and the report of "deficiencies", and for the benefit of Residents at YCC433, I suggest that the inspection should be voided. And, I believe the senior managers at Del Management Inc. have the power and obligation to do so. I am a believer in continuous learning through proper communications, surveys and meetings. Finding deficiencies in any form only display how improperly these tools had been used. The Board of Directors also must take responsibility not to allow this display of "dictatorship" exists in Canada. I also recommend Senior manager at Del Management to investigate any irregularity of practice associated with this set up, performance of inspection and "repair". One of my neighbor was talked into using the same contractor that the management office uses. They were unable yo use their washrooms in their unit for almost a week because of poor work, and after several complaints. I had a leak from the ceiling since end of December 2015. Its now March, the ceiling still remain incomplete. Talk about great service..great management....haha Giving one star is too many for them! Too bad the site do not allow a zero.

I have a case of water leakage in my condo unit from outside wall. I was denied twice to attend the board meeting upon request. I was supposed to pay for the damage of the carpet when it was not my fault. Where is justice?

CAD MERCER (district manager at DEL) uses the RESERVE FUND of the CONDOMINIUM as his own pocket with the help of property manager and board members and service companies. $$ THIEF and CONDOMINIUM MAINTENANCE FEES GO UP. Poor condominium owners pay for his "pot". Who/what is ACMO ? .....................................etc..................................etc..............

The new Property Manager at Festival Tower Huda is extremely rude and not accomodating to her owners request. She is the WORST person that Del could have manage such a beautiful property and I hope she leaves. We had excellent Property Managers before she took the job....very very rude on 3 different occasion now.
