Absolutely never plan to live at any hollyburn property. Guaranteed Construction, shutdowns and maximum rental increase every single year. Even on parking. Soon to be on laundry No Doubt. Before accepting any rental agreement know without a doubt that every single year you will be having an increase in rent adding up to an extra 600-1200 per year every year. You will receive your first notice of rental increase approximately 8 months after you take first possession of the apartment and every 12 months after on that date.
The protective curtains in the elevator never come down because this place is a revolving door. 5 to 10% turnover rate every single month. No bike storage. I should probably not mention the storage because when they read this review they will forget that they haven't increased rent on those yet.
Absolutely stay away stay away stay away.
Never-ending construction noise and no peace and quiet with a company like Hollyburn. Constantly forcing people out and upgrading suites to maximize profits. Forget quality living. Supreme greed, constant rent increases, terrible building service. Bug infestations and obnoxious, loud, disrespectful new tenants brought in to drive long term residence out.
Extremely poor building management company. Hollyburn is not about a quality living experience. Hollyburn is about endless construction noise and never-ending greed with rent increases. Their buildings suffer constant break-ins. Abusive arrogant homophobic landlords.
I've lived at Hollyburn Plaza for 2+ years and it's been a major disappointment. The rent and parking has come up every year yet the elevators don't work half the time. Can't wait to get out.
Hollyburn just google them they've made the news many times due to there renovictions. I moved into Arbutus Court in Marpole and had to move out after 6 months the place was over run by rats and I was lucky but there were many notices about bedbug infestations. Kevin the resident manager and the caretakers Leo and Jessica would not ever spend the money to get proper care by a true professional pest company. Stay away from this pace.
The only thing good about living with Hollyburn is the location, either then that I would move out as soon as possible. The manager is never around, and stuff around the building, like stairway doors have been broken for months. Even worse is the "secure" locker area which has been broken in too 4 times in the one year I have lived here, and nothing is done about it, or even notified when break ins happen. Worst of all is that we have ants in our building!! And management says they are trying to get rid of them, but have done NOTHING.
Let me preface this by clarifying that this review is only about the Property Management group itself and not the Resident Managers. Our resident managers are great people and if it weren't for them, then we probably would've moved out of this building a long time ago. A few months ago we received a letter stating that we "disconnected our in-suite fire alarm" and that we'd have to pay Hollyburn Properties since their technician had to repair it. Today, we received a letter stating that we owe $290.57 for "disconnecting" said alarm. We never, ever disconnected the fire alarm. Who did, or how this happened, we'll never know!Why would we place our lives and the lives of our neighbours in danger? And when I called and spoke with Shirley at Head Office to try and explain the dishonesty of their finding she didn't even care. HEAD OFFICE DIDN'T EVEN CARE about hearing my side. They just assumed we were guilty. Why would we want to live in a place where the property management would treat their tenants this way? My fiance and I are DREAM TENANTS. Trust me. We're quiet, friendly to our neighbours, and always pay our rent on time. Please, Hollyburn Properties, ask yourselves this question...WHY THE F WOULD WE DISCONNECT OUR FIRE ALARM?????? WHY? We are honest people and we refuse to pay for dishonest work! Also, we were basically threatened by them since their letter also stated, "it is a criminal offense to disconnect any fire equipment in your suite". Thanks, Hollyburn, for the threat. Of course it's a criminal offense. We're not idiots.
Daryl and Teresa are 5 star managers. This is a large building and they treat it as if it was their own personal home. This building is immaculate. I am very impressed with the maintenance of this place. They are very caring about their tenants and their needs. I am so glad that my mom lives here. They keep this building safe and clean. Not an easy job. I appreciate how they care for this property and the tenants.
We lived in Harbourview and, aside from loudness and parties and marijuana in the building, the temporary managers are extremely impolite! One, by the name of Alyona, threatened to force us to pay an extra month's rent because we didn't clean our apartment enough for showing! The resident managers (who left for a better job) were not bad, but now there is pretty much no one managing anything. They have no mosquito screens, no gym in the building, no nothing except laundry!
- The building always smells like marijuana.
- I can never make any kind of noise in my apartment (no matter the time) because the manager comes immediately and threatens to take me to the court or calling the police. However my neighbors seem to have a party almost every night. Make noise and listen to music until 4 am.
- The manager does not work Tuesdays, Fridays or weekends, (even today, Wednesday she is off too) I can never get a hold of her.
- We were promised a locker and a bicycle room. It's been over 7 months and we are still waiting.
- We did get laundry machines tho (which is pretty much the only good thing about the building)
I've been living at a Hollyburn property for 10months now and have absolutely no complaints! The resident manager is very friendly and lives in the building. The other Hollyburn workers are always available if you need any help or questions. I love that there's a washer/dryer on every second floor so youll always have a place to wash your clothes. The property is well landscaped with a courtyard and a garden which I do enjoy. My building is always very clean! Whenever there is a problem or maintenance in the building they're always really good about notifying us which is also appreciated.It sounds lame but I also love that they decorate for the holidays including Halloween! It makes it more fun and festive! I plan on staying in my building for a long time and if I move it would definitely be to another Hollyburn building.
The management staff is super friendly and helpful.
They are easy to reach all the time.
Building facilities are always clean and well maintained.
The only down side is the wait time to get things finished in the suite.
It is taking a bit longer than I expected. Otherwise I am really satisfied.
I've been living at one of the Hollyburn Properties buildings for about a year now and its been pretty good. We had a few issues in the past 6 months and the management has been quite responsive in fixing what we needed to be fixed. The elevators have always worked and the managers keep the place clean and smelling good. The laundry machines all work and when one was down it was fixed within 24 hours. I would highly recommend living in any of the Hollyburn buildings based on my experience with them.
I have rented from a number of different property management companies in multiple cities and none have been as good as Hollyburn. I have a one-bedroom in downtown Toronto, and the rent is very reasonable. It's clear that Hollyburn is interested in investing in its properties as there have been lots of improvements in my building in a short span of time, like new washers and dryers, and kitchen and bath renos. I have friends who live in fancy condos who've asked me if there's a waiting list for my building. The landlord is also a really nice guy and he's always been very responsive to any concerns that I've had. I would really recommend a Hollyburn property to anyone in the market -- it's obvious that they care a lot about keeping tenants happy.
I've had a bad experience with two of the mangers within the same year. My experience was in Marpole. The first one never gave a receipt for our rent, even though we paid in cash every time. We even reminded her many times, but alas, no results. Later, I think she may have been fired. The second manager who took over also didn't bother to write us our receipts. She did it once or twice, but after that, she never bothered to do so again. We were also not given 24 hours notice to enter our apartment when it was required. Later, she gave us one, that timed from 9am-5pm. Ugh.Later, when we moved out, she told us that we'd have to clean the back of the fridge and the stove. When we did, we found things that were NOT from us, and we know this because we found receipts that dated in 2009 (we only lived there between 2011~2012), and spoons that were clearly not ours. Aside from terrible managements, I did enjoy the higher quality of the apartment. Our kitchen was pretty nice, and the flooring was nice. I don't know about other Hollyburn properties, but the one in Marpole was awful.
Eek methinks not is right! I have been a Hollyburn Properties resident for nearly 3 years now (thankfully only a few more days to go!) There is a reason Hollyburn has such a terrible terrible reputation. Some gripes:-Management has entered my suite without notice on several separate occasions. NOT COOL Hollyburn. I actually once had a 24 hours notice taped to my closet INSIDE my apartment when I got home. Ridiculous. What is the point of giving me a notice if you are entering my suite unannounced to give it to me?-Repairs. Seriously. I asked for my bathtub overflow stopper thing (totes accurate description, cough cough) to be fixed several times (form and all) and it took TEN months. I had a leak in the ceiling. Repeatedly asked management to fix this problem. They even made set dates and times to come fix it (after repeated reminders) - never happened. It's been a year and a half, and I've given up. I've done many improvements on my own. I don't even bother asking management to fix anything anymore. -They once had the audacity to have someone come to my door and ask me if I would VOLUNTARILY raise my rent by $50/month as I am paying "below market value" - ummm? Say what? Volunteer to raise my rent? No thanks Hollyburn. Especially taking into account that this place is cheaply put together, and I am getting absolutely no upgrades or renovations in return. -They deduct money for damage deposit for not cleaning blinds, carpets, etc....yet when I moved in my blinds were brown (it took me days to clean them), my kitchen was dirty, my carpets were NOT washed, my tub was filthy. If you are going to deduct damage deposit then freakin' clean the place with the money! I could go on, and on, and on, and on. Do yourself a favour and DO NOT rent from this terrible property management group.
