While the building and area are reasonably safe, below my rental experience in this building and with the management office during the entire year of 2016:
• Several short-term power outages: this might have caused the brand new refrigerator to stop working;
• Regular elevator malfunction: heard elevator emergency alarm regularly (my suite was across the elevators) and was once locked in it; it wouldn't open the door, go up or down;
• The apartment door bangs when it shuts: particularly annoying when people go in and out early in the morning and past mid-night and let the door shut by itself;
• The shower water pressure is low, just enough, not decent;
• No refund without presenting the receipt of security deposit: in my case, my lease ended on the Dec. 31, I dropped the keys into the rental-office's in-box; I got no refund and they refused to mail me an acknowledgement of receipt for the keys. I had to go back to pick up the document in person.
4 years of constant being lied too with nothing or no one doing anything to stop the problems > We are leaving Carrefour Erables very soon and cannot wait to get out of the nightmare that is Capreit! Everything from bed bugs to screaming kids and unruly neighbors has diminished my health and has put my stress level through the roof. I would not recommend Capreit to anyone. I have been told outright lies from my administrator at least 4 times and we are fed up! Thanks for nothing Capreit. You have turned a good quiet tenant sour. Be advised that if anybody wants to know about Capreit, I will gladly tell them. P.S. fix the Des Erables website because it sure isn't what you say, what a joke!!!
They lie about pest problems and will not fix anything unless you hound them about it repeatedly.
They talk about how much money they spent on these 2 machines that heat treat units for bed bugs yet clearly have no idea how to get rid of them. They treat a single unit and assume its all taken care of, only to then have most units nearby get infested, rinse and repeat. They dont even tell you if the unit sharing a wall with you has them, you'll find out when you see hoses and equipment going into a unit, so you cant even try to prevent the bed bugs from coming into your unit.
90% of the staff are terrible to deal with and wont fill out work orders for maintenance requests, instead scribbling it down on a scrap piece of paper which I assume they throw out when you leave the office as they never come fix anything or even "have record of a request".
People let their dogs pee and poop in the stairwells and I've had my 3 year old woken up at night several times from loud drunks yelling as they go down the halls. They also think its funny to bang on the walls as they walk, not drunken stumbling and hitting walls but actually knocking hard on the walls as they walk down the hall, that or they violently turn all the doorknobs on all apartments as they walk.
Its a terrible place for anyone, and I pity those who can't get out either due to lease or money issues.
Theres a reason its dirt cheap while being less than a 10 min walk from downtown while coming with a free month rent or over $1k in move in incentives. When something looks too good to be true, it often is.
Don't know if people are lying about the bedbugs? Drop by and and you'll see a trailer or 2 parked next to one of the buildings any weekday with blue and rex hoses coming from it either going into the building or handing from a units windows. These are the fancy heat treatment machines they use to kill bedbugs (which they bought cause it was far cheaper than renting) And at supposedly over $100 GRAND for the machines, you know they have issues if thats the far cheaper solution for them (cost was mentioned by one of the few nice staff members who is leaving...)
Laundry is also terribly expensive and people will actually steal your clothes OFTEN. This was a huge shocker as I've never lived in a place and had laundry stolen from the laundry room. It's also crazy expensive and the machines will glitch up and take the money from your card but not start a load. My monthly laundry expense went from about $50 - $60 per month to about $100 since moving here.
Neither Capreit or Phelps (aka coinmatic) take responsibility or fix the machines,they simply ignore you (and I didnt even ask for money to be refunded/credited, just to come fix the machines)
Do yourself a favor and just go elsewhere, its not worth it. I had to break my lease within 4 months of moving in and had to pay too much to just get out. We just couldn't live with ourselves knowing we had brought our son into such a place.
If you do move here, or already did, please make sure to plug every hole in walls with steel wool to prevent the mice from coming in, and I'd also suggest diatomaceous earth powder at minimum around the perimeter walls of your unit to prevent bedbugs (its a food grade powder like flour, just make sure not to breath it in DO YOUR RESEARCH)
But the best thing to do is just look elsewhere, its not worth the risk, and not even that cheap after your factor in the insane laundry price and parking, along with the constant fear of getting bed bugs and hearing mice run through your walls.
I've never seen a rat as some say, but its completely infested with mice.
I believe its possible for this place to be properly treated and made pest free, and if it ever was, it would be a decent place to live. But they clearly dont want to put the effort (aka money) into doing it right, and just continue treating single units knowing full well that they wont kill all the bugs and that they will just move into the next unit(s).
If this "review" stops even 1 peraon from moving here I will be a happy man.

Important: Don't rent here, trust me you will regret it. This place is great if you want to loose your mind. It seems like there is a new issue with this place everyday. If you are deaf it might be ok... So funny story, I had a guy come a couple month ago repair something in my apartment. He knocked , and I asked him to wait 5 minutes outside. He opened my locked door and told me : it's ok it will only be a second. I was naked in my bed and the dude came in like it was his place. (this seems unreal but it is not, I still ask myself what the hell went on in his head) And that is a "funny" story, trust me you don't want to live here. You would have to smoke weed all day to deal with this daily hell. I miss my old apartment with black mold on the ceilling and drug dealers playing music till 6am week days, this is how bad 2250 rue Guy is.
I have been a Tennant at James bay for 8 years .The current management team is outstanding in every respect in comparison to past years .The rent has gone up. May be that is why I see a few complaints. (Whiners!)

If you really want to lose your mind rent an appt here. The office Guy Benoit is like a robot. Talks fast and dont even listens to you. Always has preset answers ending by "there is nothing i can do". The building is too noisy. Ive never seen such a bad isolation. Someone can be hammering at the 28th floor, you literally hear it in you appt at the 5th floor as if it was coming from the neighbour above. You hear you neighbours talking & walking as if they were your roomates. After a long day of study you come back home tired, you lay on the bed then you start smelling weird smells, like food and spices coming through the walls. It will drive you nuts lik seriously ill. No way to know from where the smell or the noise is coming. Now when you complain about all this, the answer is: yeah this is an old building. Deal with it. The building was recently aquired by cap reit they renovating the garage for some reason. Exessive noise everyday. No way to get in touch with management, you will be stuck with that benoit guy. You can google about this building and see what other people say about him. Im desperate. I really hope Cap Reit will do somethinf about this. At least listen to their "customers".

This location doesn't even deserve one star. The office staff are extremely rude and definitely need a lesson on how to treat their tenants. They are only there to collect their money. The blonde one (i'll be nice by not mentioning her name) is unreasonable and very hard headed.
The suites themselves are okay, as long as you don't run into any maintenance problems. The staff could careless about any maintenance issues, and do a quick patch up.
The garbage situation downstairs is out of control furniture and and junk is constantly piling up and garbage spread across the floors.
This building is also known for water leaks, pipes breaking in suites and in public areas, causing water damage and them cutting holes is the walls.
The gym equipment is all always falling apart and unsafe. The pool always closed, last time i checked the water was green.
Do your research first! this is not only a problem at this location but at most Capreit owned buildings.

DO NOT move into buildings 155 & 135 Deguire. They'll put you through hell once you move in. The wost management ever. They'll find any means to pin their faults on the tenants. Not enough heating during the winter, and when you report about apartment reparation etc...they'll just ignore everything, and eventually kick you in the butt and just keep on taking your money. STAY AWAY FROM THEM!!

We were interested in an apartment which was listed for rent. Sent an email no reply, called 9am Monday morning and no answer.... rang multiple times and my husband ended up going into the office. He said the girl was rude and unhelpful and couldn't care less when he told her he was there to enquire about the apartment and set up a viewing time as no one was answer the phone.
Went to the viewing 3 days later and were told they would call the next day.
The next day came and we called only to once again not get through.
Left multiple messages with after hours people but they never call back.
Quite Frankly we won't be renting with them no anyway. Completely turned off by their lack of care or even ability to answer a phone.
Imagine being a tenant!! No thank you.

October 02, 2016, I live at 744 building, tree months ago 6 washer machines does not work properly, doesn't finish cycles, at the end clothes come out damp and $ tree dollars lost for using the washer machine. The laundry room is nasty and the only laundry machine that still works is too dirty, better Idea to do laundry in a laundry shop. Ants come out from the walls I spend my own money keeping out the pest out my apartment, and I never seen any pest control in the building, in winter time there is no heat, the apartments, are too cold.

Currently has BED BUGS. also much of the comments below are true and i can confirm these in all of the 20 days i've lived here. Staff has been really not great to deal with (condescending if you are young/a student) also they did not clean when we moved in like they said (DISGUSTING) and also painted over much of of the filth (including a fly) then later claimed they had cleaned but only after we continually asked what they are going to do about our filth home.. But they still DID NOT clean floors or base boards and the floors are still sticky from previous tenant. (i have been here since September first, it is now the 20th). Did i mention BED BUGS.
Plus standard bed bug procedure in this building is that the tenants become responsible for the cleaning of their own apartment including buying expensive mattress covers(not covered in insurances but were lied to believe they were), cleaning baseboards (which again they did not clean) and of course the over all paying 6 dollars per load of every single article of fabric in the apartment (no compensation).
1 star doesn't even describe this horrible living situation.
Wanting to add that there are also ants in the apartment found in kitchen generally so that sucks too.
Apartment is large and spacious and pet friendly which is great, but the staff is definitely very misleading when you first visit before signing the lease. They make a lot of promises to do things and don't do any of them unless you follow up more than 3 times for each item. The building also very often smells like garbage too. Really not impressed with them.
Bad management and when you leave. They try to rob you by adding so many illegal charges.

you lucky if you get one of the apartments by the stairwell, but if you get any of the rest you can hear the neighbours and they can hear you going at it all the time, I have nothing against gay man , but I don't have interest in listening to .. you know
the windows are single pain, could and noisy day and night, kitchen and bathroom covers are from the 70's and falling apart, make sure to ask to for new cabinets.

Owned and operated by Capreit since the 1st of October 2015. There are serious maintenance issues: 1 elevator is out of service for the past eight months, the remaining 2 elevators in operation need to be serviced urgently. People have been stuck in one of them for 30 minutes and were rescued by the local fire station on July 2016. There is an ongoing lack of security, poor management, deteriorating services, without any noticeable improvement to anticipate soon enough. It's a bad situation out of control. Capreit has rundown this once prestigious apartment building.
Owned and operated by Capreit since the 1st of October 2015. There are serious maintenance issues underway to repair entire deteriorating facades which one side at the front collapsed at one time (check out google street view Coloniale street angle). These repairs have been ongoing for more than a year without any given final resolve. Tenants are angry and upset dealing with constant noise outside their building. As if that wasn't enough trouble, the Operations Manager and Site Management have proven to be incompetent even outright neglectful in situations where tenants require urgent services. They have nothing better to offer than directives and patronize you instead. This company is a nightmare!

Hands down the absolute worst living experience I've ever had renting. The people running this building have zero clue what they are doing, they need some serious hand holding and do not understand proper tenant landlord etiquette. I've never been so displeased and felt the need to write a review about something ever but I don't know how else to express my disappointment with this company. Not only are they clueless about everything they should be experts on but they are impolite and rude. Everyone here is right, 1 star is too much for them. 0 stars.

We rent apartment and pay rent each month without delay. We'll be punished for delay, because it's our responsibility. But this office believes that its duties are not so important!!! Outside parking spot is not under its control (but we pay for that), each day unknown cars are parked on tenants' places. No acts from office. When we asked to change underground parking spot (because of dust), it takes more than month: they lost our application, didn't answer our calls or promised to call back and never did it! Rudeness can have different types, and neglect is one of them!!!! Moreover, there are rats in the building. Awful service and unprofessional staff!!!!

The problems are not at the apartment house it's around it.
Went to an event in Toronto and we found parking at this building. It was $20 from when we got there till the next morning. However, no one told us that the garage will be closed and there would be no entry after 6 p.m. Since the event ran late we arrived at the garage at around 12 a.m to find out that we couldnt get in to get the car. We had to walk all around the neigbourhood and tried to call the customer service but no answer. We had no place to sleep and we panicked. Finally we managed to sneak in through the residence building and go down to the garage from there. We should have been told that there would be no way of getting in after 6p.m I do not recommend this place at all. Horrible service !
Buildings have been known to have cock roaches and bedbugs.
When I looked at these buildings they were poorly maintained, and infested with cockroaches and bedbugs. Staff treated other tenants very poorly. Best advice is to stay away from this company.

Vivre ici c' est vivre l'horreur. tout est sale, tout tombe en ruine, rien ne fonctionne, stationnement extérieur payant partagé avec les gens des bureaux du rez de chaussée, donc on manque de place.......sationnement intérieur rempli a capacité donc obligation de se stationner a l'extérieur. Chiens de toutes grosseurs sans laisse sur les lieux, on retrouve leur caca partout. Le mini-put en ruine, le gazebo en ruine, les terrasses des appartements du1er étage sont laissées a l' abandon, les mauvaises herbes y abondent, les chutes a déchets sont nauseabondes et certaines sont condamnées.
Durant l'hiver, le vent et la glace s'emparrent de vos portes patio a l'intérieur de votre salon et vous attrapez une brochite. Bien sur ils envoient quelqu'un pour effectuer les réparations d'urgence mais leurs propres ouvriers vous confirment que les portes ne sont plus bonnes.....
Ne venez pas louer ici vous le regretterez amèrement.

Location is very convenient and it is pet friendly ...But the staff are EXTREMELY rude whenever you ask a simplest of questions. Oh they're all as nice as pie when you're looking around and they want you to rent an apartment , of course they are. It's once you're moved in and a tenant that their actual attitude towards you comes out. Not pleasant and unproffesional !!!!!
It can get fairly loud, especially on weekends but seeming as the building is mostly full of students, this is something you should expect if you rent an apartment here!

Don't rent here ! The worst managment since Capreit owns this building ! Neighbours lound and you can't do anything ! Some of them are threatening your life and they still live there ! If you're gonna complain they'll tell you to move out ! To expensive for that sh**t !
Some of the staff is incredibly rude and completely useless, quality is terrible and price is ridiculous. The only good thing is location.
New administration sucks, they don't care about anything but the money: they removed 24 hrs security for only a night shift; closed the public terrace; cleaning lady was fired and now they only vacuum all floors carpets once a month, no maintenance on public gardens.
Worst customer service. The building manager and the staff in this place are disrespectful and abusive. Place also not ideal for families and non-smokers.
Since CAPREIT took over our building it has been cleaner and far better run than the previous owners, Bayshore (who were absolutely awful).
The building is getting regular inspections, but minus the threats and intimidation we got from Bayshore (did I mention? Bayshore was absolutely awful!).
The owners before Bayshore neglected the building badly. Bayshore harassed us horribly. CAPREIT has been a big improvement.

Restaurants: UN restaurant ( un bon) et deux casse-croûtes. Aucune cafétéria. Aucun médecin. Aucun nettoyeur. Supermarché ???= Épicerie ! Des travaux encore et encore. Des réparations qui traînent et le moins coûteux possible. Des loyers élevés.
Disappointing. I wish I had did my research before jumping in. For the amount of money they charge for rent, parking, storage, bike storage and facilities the service should be way better. It's kind of sad. The manager at my current building, Georgian Towers, has changed and she is awesome but I hear the old one is coming back and she never cared. She was never in her office nor did she answer her phone. I don't think they screen the tenants they bring in. Any way, if you are a pet owner and are desperate for a place to call home go for it but if you have time to research don't do it.
Brutal experience. We scheduled an appointment to see an apartment on the weekend and when we showed up we are told they already rented it during the week. We received no phone call to cancel our appointment. Think twice about scheduling an appointment with these folks, they have no courtesy.
I have been living here for a few months now. After my lease is done, I'm not planning on staying any longer.
I havent had any issues with the staff and/or rent. The staff is helpful in situations, but there is no staff living in the building. They ask you to call the police or the authorities in case of pretty much anything.
The rent is way over what it should be. These apartments are nice, with a great view(depending on which side your balcony is located at) and are located around many stores etc. The location is 2 of the 3 stars I've rated.
Laundry machines are terrible(even though they have just been updated to card-operated machines). They have messed up my clothes on several occasions.
I have been woken up by loud neighbours, loud music, barking sounds, trucks backing into the store next door, drunk people on the common area etc.
The walls within and dividing the apartments are thin and extremely weak. If you trip over and fall towards the wall, you will put a nice sized hole in it and no longer have a damage deposit to worry about. (personal experience)
Moving into this apartment is the hardest part. The corridors and the doorways are way too narrow, tables and/or couches won't fit through. Had to break everything down into pieces before putting them in. Also, the wall(as expected) had it's fair share.
There is a swimming pool, a gym, laundry room on each floor, secure parking, chipped-doors, security system around etc. These factors make the building a little better. Also there are 24/7 open stores around the apartment, which is very convinient.
There are several beaches around, and the beacon hill park is not too long of a walk away.
Overall, this place is located on a great spot, not the best but could be worse as well. As a fact, I know that the company constantly icreases the rent, even though they havent, since novemver. I suggest checking it out before making a final decision. The staff will show you all the options and are good at what they are doing.
The Water Pressure is AWFUL here, all year long. They say it is about Green-Building sth and not wasting water while they own a number of other buildings in which the water pressure is quite fine. Take 2250 Guy for example. (Believe me, I have lived in two of their buildings so far.)
In Winters, the heating system always fails and the hot water takes minutes to start to get warm. It's terrible in the mornings.

From having to deal with living in a construction site for 2 years after moving in (without a warning that the building was about to be a disaster zone) to countless unannounced entries to my suite to absolutely zero help with any issues to no emergency response when there was a flood, I deeply regret moving in to one of their buildings! You're better off homeless than living here! I *had* to add a star in order to post this, but ZERO stars!

Nice place, but some facilities were broken
Terrible onsite management! I was apprehensive about even going to view a suite at Princeton Place after reading the reviews but thought I'd judge for myself. Was told in the morning to be there at four pm. Due to rush hour traffic and trouble finding the street, was 15 min late. Was told through the intercom I was too late and viewings ENDED at 4! I told the woman that I had been told to BE THERE at 4 and she said "well, it's not 4 now and you're too late". Apparently, there is still a tenant and they didn't want any viewings after 4pm. I was fuming. I sat on the bench outside and called the number posted. Another girl answered and told me viewings ended at 4:30! I said that I was there before 4:30 (despite the other woman lying to me and saying they ended at 4), so why couldn't I just have a quick look around? She said it was now too close to 4:30 and they "had to honour the tenant's wishes". I said that in the time the other woman spent arguing with me (and lying to me BTW), I could have been in and out and not wasted a 40 trip. She said, of course, that she was sorry but there was nothing she could do. DO NOT BOTHER WITH THESE PEOPLE. If they are this bad before you rent from them, I can't even imagine what they are like after you are stuck in one of their hellholes. If I could leave no stars, I would.
If you want to move somewhere that's infested with cockroaches and after time and time of packing your things up for pest control they don't let you out of your lease without a 625.00 payment. I've lived here six months and thrown out food after food my daughter won't sleep in her bed she's scared of cockroaches. I am a super clean person! The pest control has told me the source isn't my apartment yet they won't let me move before my lease is up without paying. Not to mention the people in the building peeing off there belconys and loud partying every night almost. If you have children absolutely don't move here! Also water shut offs are all day usually once a week. Dishwashers don't work for Long. All in all huge cooperation that does the cheap quick fix and hustles there tenants.
Careless management only there to cash in the overpriced rent. No live in manager. We live above horrible dog owner (2 huge dogs) who leaves them on his balconies 24/7 barking for several hours straight waking up our toddler every day/night. Multiple complaints from many fellow tenants for past 3 months, management is completely useless in the matter, have done nothing professionally speaking. Looking forward to moving out very soon. You pay for the renovated lobby here. Nothing else.

No heat after we waited a year to get a plumber in to check our heat we realized it was the old windows, reported the windows and they came and put new weather stripping on one side thinking that would be effective. .. it wasn't we had to put covers on the windows and purchase heaters all out of our own pocket. Extremely high hydro bills. Cigarette smoke travels through the vents, and floors. And bugs galore.... do not move here, its a disgrace for this end of the city!!!
Recommendation is not to Rent from Capreit as for they are just a Investment Group from Back East (Toronto), they have no Regards to Tenant Rights, after having to wait 6 month for to get my full deposit back through the BC Tenancy Branch which I won my Case, gave them 14 days to pay, still waiting for the money and it is now 16 days late, they say cheque is the mail....lol well off to the Provincial Court and put a Court Order for the money. I had lived at 433 Superior St. Victoria, more the half the tenants had moved out they were paying a average of 850. to 900. per month, Capriet then raised the rent to 1100. to 1200. per month. There is no Residential Manager to call on, and if there is a issue after hours they say call the Police. Also workers are from Back East also Foreign Workers.........So do not Rent from them!!!!!!

Worst experience with this company, never return calls. We subleted our apartment and did all of our paper work with the office and when it came time for them to move out they simply said oh no we have no paperwork recording this your going to need to get down here in the next 2 hours or you will be responsible for next months payment. We received NO NOTICE ABOUT THIS except from our subletters when they would not let them terminate the lease. Do not rent these properties if you have a choice.
Great location, pet friendly. It isn't cheap but for the most part you get what you paid for.
Famous for bed bugs. It's cheap and allows dog so it's seems worth it but it's not. Staff are slow to fix things if they ever get to it.

Management is very bad
Been living here for 6 years, used to be amazing building, great management, concierge on site, always clean and tidy, working lights in public areas, there was no garbage lying around, truly was an amazing and friendly place to live. Now that CapReit took it over things have changed a LOT, front lobby without lights (hard to open your mail mailbox in dark mailbox keys are small), garbage bins in the basement usually overfilled with garbage lying around blocking emergency exit, no more concierge on site so if you lose your keys make sure you have really amazing friends that you can wake up at 3:00 AM or money for the hotel. Heat is included in the rent and that is great if you are comfortable at 18C (personally find it cold and i have a electrical heater running all the time) bathroom is not heated at all, and trough the air vent it gets really cold in there and i mean cold (i run hot water for few minutes every time i need to use the bathroom). I complained to the office on 3 occasions about heat in my apartment and considering there was nothing done it's safe to assume that this is the temperature they want us to live in. When it comes to repairs in your apartment that's a whole other story 3 weeks ago there was a nasty smell in my closet after moving a shelf i found there was a big water damage that smelled nasty (all my clothes really smell bad now) i am convincing myself its water damage and not sewage waste, i taught i was lucky that concierge from the building next door stopped by to tell me that my lease is ending and they are increasing my rent, i really taught she was a god send since i didn't have to go to the office (nice lady, thank you for fixing my leaking fridge very next day) she made the report about water damage in my closet and the front entrance, it's been almost three weeks now and nothing has been done i called couple times to get an update but really i did not get an answer yet.

Wish I could give them less than 1 star. These people are terrible to deal with. Worst customer service ever. Worst place to live. They never dealt with any issues or problems we had. Whenever they could they charged us more for various reasons and then said we would have to go through "head office" for a refund.... Which you could never get a hold of. They made every moment we lived there hell. Wouldnt recommend living here to anyone.

This is actually a wonderful property - the location is unbeatable. I think the problem is that there is no live in staff to deal with issues as the come up. On Christmas Day the power went out in the area and there was no one to watch the front door to ensure no one came in that didn't live there because there is no on-site staff. When it was managed by Gateway Property Management there was on-site live in staff who were excellent and always available to deal with any situation that came up. The building was clean, maintenance was done and the tenants were, as much as possible, happy. Since the building was sold to Capreit it has changed. Capreit needs to better understand the Residential Tenancy Act - they recently sent out a letter telling the tenants that the new fine for late payment of rent is $50.00 - not legal or enforceable under the Act.

I tried to view an apartment for rent.... the blond girl there was completely void of any customer service skills, she was rude, ignorant and in my opinion should be fired. It is because of her I will not even consider this building to live in,....I walked out.... my money is better spent elsewhere
Don't ever live in a Capreit building. I've had nothing but issues since they took over my building. Their accountants are too stupid to know how to read the account number from a cheque and sent me a very rude notice threatening to evict me because my payment didn't go through because of said idiot accountants. Also, our whole building had the internet shut off because no one would return Telus's calls asking to get access to the building's utilities room to fix the wiring when they did upgrades in the neighbourhood. And! Our organic recycling bins have been missing for 3 months and no one can give me any answers about where they went or when we will get them back. You just can't make this stuff up.

I didn't even rent an apartment and I was disgusted by the caliber staffing and lack of customer service skills.
I decided against Capreit. I had an underwhelming experience with the building manager for Park Villa.
The suite I saw for $980 was disgusting, and beyond the dishes piled to the ceiling and the tenant sitting in the living room you couldn't make heads or tails of the unit at all.
I had her show me a 2 bedroom at another building. It was much nicer but I was still underwhelmed with her interactions and I felt rushed.
I decided maybe it was just a bad day for her and the the Park Villa suite was just a one off.
So I went to the office with her to start an application.
We went into the office and there were two chairs in front of her desk. She sat at her desk and let me stand there while the chairs were occupied with Walmart bags of office supplies.
She handed me the application and sent me to the hallway so I could awkwardly sit in this tiny chair bolted to the floor while I twisted my body to use the small table for a hard writing space. And during this amazing experience I was bombarded by fruit flies... I thought oh gosh that sucks someone must have left some bananas out. But nope, when I went back in and handed her my application the evidence of a long standing infestation was extremely apparent by the fruit fly traps placed throughout the room.
I told her I would email my bank statements. I got in my car and decided at that moment that I did not want a company who had staff of this low caliber to see how much money I have.
After sending this entire thing to Jennifer at Skyview who offered to let me see a unit in her building I received no prompt response.

We are currently renting at Carlton Park Gardens and despite our damage being paid and tenancy agreement being signed and keys obtained, the suite was filthy, carpets not vaccummed or even shampooed and oven dirty and dishwasher leaking and dirty, balcony not cleaned, and bathroom, cupboards and drawers still dirty with food and cat hair, and VENTS completely loaded with cat hair dirt and debris...we got shown suite in dark on walk through because hydro was conveniently cancelled and were told doesn't it smell clean we just had the carpets and vents cleaned for you...meanwhile she just sprayed with febreeze, we trusted her and moved our furniture in only to find that NOTHING WAS DONE!!!! We got bitten up by bed bugs, fleas and dust mites and had to see the dr to get antibiotics and topical creams for serious sores and scars and if that wasn't enough when we went to give last check we met the real property manager who gave all of our checks back and the agreement and said she wanted us to leave within an hour or the police would be called!!!! She was upset because we called HEAD OFFICE and complained with very graphic and detailed pictures of filth and carpets and vents...cops did not come because we are in the right, and Tenant's Rights Assosciation confirmed that suite is legally ours...when we did not leave the property manager, Amy, turned our hydro off and we were left in the dark for four days!!! Our food went bad in the fridge and we could not make coffee or use the oven...we are still fighting this and they will not accept our money...they have just dismissed us like garbage...we have never been treated like this in all of our collective rental experiences...we contacted head office 6 times and no one is getting back to us!!! Power just got turned on but still no contact...RESIDENTIAL TENANCY BRANCH seems to be our only recourse...Love the building and all it offers...hated the personal renting experience and all of the lies and deception and false advertising...original suite advertised showed stainless steel appliances and hardwood floors...when we asked Arlen Zhuno, site administrator about picture in ad, she said she was not responsible for the pictures...she was posing as property manager...SHE SIGNED INTENT TO RENT FORMS FOR THE MINISTRY AS LANDLORD...which is where all of the problems began!!! We are innocent victims of this sham and we are having to lose furniture, money and we have suffered much physical pain and anguish...not to mention the bites and sores all over!!! If anyone wants to rent with Capreit, make sure you are prepared for unprofessional inaccuracies! BE WARNED!
DO NOT RENT HERE! We had to sign our rental agreement 4 times as they kept losing it. They are very disorganized. We were also promised new appliances but only receive a new stove 3 months after we moved in. Then I moved out for personal reasons and my BF stayed, we signed paperwork to sign the lease over to him only and remove me and gave new banking information. The following month they still charged the previous account which had since been closed and then slapped my BF with an eviction notice - that had MY name on it as well. We called 3 times between the two of us to clear it up and got no reply so i emailed their head office and them to explain our frustration and find out how to clear it up/cancel the eviction. It was strongly worded as we weren't getting anywhere and were very upset. They finally contacted my BF and got the new bank account sorted out (we hope) for next month. They also explained that although my name was on the eviction notice, i wasn't liable due to the paperwork i signed when i moved out. My BF filled me in on this and then i finally got a call the next day. First they emailed me and said since i was no longer a tenant they couldn't discuss it further with me. Then the Manager called and left me the rudest voicemail telling me i wasn't liable due to the paperwork i signed when i moved out and not to email them further as i wasn't a tenant so they couldn't "deal with me" any more and that she "didn't appreciate my attitude" - way to make it personal lady... over all they are very unprofessional, unavailable, and disorganized. Quite overpriced as well.

Seulement, il faut constament traverser la rue pour atteindre ces commerces alors parfois on manque le bus à cause des lumières. Très mauvaises isolations et voisins bruyants. La dame d'en bas hurle à 3h du matin et ceux d'en haut saute sans cesse. Les planchers grincent lorsque l'on marche. Donc 2 sur 5

This place may look and sound great but it is far from that! My experience as a tenant was no walk in the park. The management is rude and inconsiderate especially when you go to the office to discuss personal matters that should be between the office and yourself but you have all these maintenance guys listening to your business as you sit and speak with management. That is so unprofessional!!
Dog poop on the property, garbage bins filled to the max with furniture. Winter is coming and you will definitely freeze because they will not turn up the boilers to release more heat in the apartments.
The underground parking is NOT secured at all, cameras not working, doors are always out of services (time to upgrade to a better door system). Last year a gentlemen had his motor bike stolen from the underground parking and all the office told him was that not all the cameras are working. So how were we suppose to feel protected and secured in the building when security is not tight.
And lastly.....the rent will increase every year, it will go as high as $1275 for a one bedroom and the suites are way too small!!!
Im glad I moved out! Don't get fooled by their kindness, it will change once your a tenant!

I was not a fan of their management. They treat you like a customer rather than a human being... all they care about is their profit line. They blocked our door with carpet cleaning equipment and the newly installed balconies weren't large enough to fit my couch out. They said they'd figure out how to get the couch out... but instead, they just destroyed it and disposed of it.
They don't hold up to things they agree to and would just like to wave your tenancy agreement in your face. If you never have to deal with the management, the apartments are nice... albeit expensive. I'd recommend elsewhere if you're looking for somewhere with a more personal management...

The office says that "a plumber is on the way" and that NOBODY has hot water. It started at 8am and it's currently 11:30. That shows you how much Cap "Cares" about their tenants, doesn't it? The plumber hasn't even arrived yet!They're charging us $950 for a shitty location that has bugs, mice, no hot water, no heat, and astoundingly shitty customer service.

This building is located in a beautiful setting. The on site manager is a pleasure to deal with and has always listened or taken any actions necessary. The maintenance staff are A1 top notch people. My only real disappointment ~ they closed the outdoor pool on the Friday of the long weekend! Labour day turned out to be the hottest day of the year, and NO POOL to enjoy. Bad enough it doesn't open up many years on time for the summer season! in addition to this, they changed the lobby three years in a row. Waste of resources. The latest one has really cheapened the place. Upper management needs their heads examined. Otherwise, a really nice place to live. Good people live here and they allow dogs. Awesome!!! (P.S. The rent goes up every year like clockwork.)

Extremely noisy and not very well-maintained (the elevators are always broken, for example). On the plus side, the rules are pretty relaxed and nobody minds your business.
Horrible management, INFESTED BY COCKROACHES... and they refused to tell all the tenants to fix the problem properly, instead they try and hide it and send you an exterminator which does not solve the problem because they are in the whole building. Dont be fooled by the general look of the building... at one point there was even roaches in my stove and they didnt want to change my stove... so i threw it out in the parking lot and moved out. also horrible management when you need anything it took 11 months to get my phone set up to the buzzer...

I moved here because its in a nice area of the city, with lots of places to walk your dog and a pet friendly building. What isn't friendly however are the staff who would stare at me blankly when I asked them for simple requests such as fix the leak in my bathroom, get the cockroaches out of my place, or put an elevator I had booked on service. The cockroach and other insect infestation is absolutely disgusting (in 85 Fiddlers at least) and I feel sorry for anybody who had to take over my apartment when I left.

Whatever you do, dont rent here the ladies that work there are nice however when me and my friend moved out they gave his new address to his crazy ex girlfriend. So your privacy wont be safe also the spaces are cramped and we had multiple problems with the apartment itself, the sink bathroom etc. We found repair guys in our apartment more than once without any form of proper notice. On the last note they work on laundry cards and the refill machine is in the office so by god if you need to do laundry past 5p.m. and you have no money on your card, forget about it. I highly suggest finding something else this place is not worth renting fpr 1400$ in a not so decent neighborhood with very terrible bus routes. Oh and I hope you like your apartment super hot in the winter cause the places arnt ventilated properly and everyone's heat just stays in the building. One last thing the walls are thin so expect to hear your buddies down the hall.

NEVER MOVE INTO this complex unless you're a baby mama. The place is filled with very rude, ignorant trash that will steal from you, threaten you and try to vandalize your property. It's filthy dirty with rats, mice, stray cats, racoons along with skunks ! The owner of this complex truly doesn't care about the good tenants that live here and will treat you like you are a criminal. The do not upgrade units, floors are crocked, front porches are literally falling apart, windows and doors are old and let in cold air like you wouldn't believe. Rent is VERY HIGH and BE AWARE that the property manager is a LIAR, he will tell you that it's electric heating ( which it is ) and tell you the place is just waiting on a grant to change it over to forced heating. The walls are paper thin and you will literally hear EVERYTHING, neighbours are VERY rude, dirty and don't have any respect for others. If you like the sound of thunder hooves and loud obnoxious children making noise at all ours of the day and night then this is the place for you !! Backyards are disgusting with falling old broken fences, pathways and drive ways have not been re done in probably 50 years. Overall this place is GROSS !! and not worth a dime. So glad I'm moving from here soon.

Building is a disaster. Maintenance is non-existent. Tonight all three buildings had zero electricity for 5 hours. I can honestly say nothing good about this property. Signing a lease here was the biggest mistake of my life.

on the night of Oct 6 2014 the parkade gate was stuck up full open,
resulting to the breaking in of my vehicle , valubles , electronics , and my work tools were stolen
along with my wallet. the police were notified . nothing has been done.
I asked the office to let me review the survailance video , she said she wont let me see it.
she replied if i gave her a small two hour window she would look , saying that my 10 hour window
was un acceptable and she would not view it.
my problem is i parked my car at 5pm and i leave at 6 am.
I am tottally unsatisfied with the management here , on how they lie , and refuse to help thier tennants.
No sound isolation. Extremely bureaucratic. Feels like filing tax returns is more complicated than giving them money to rent a place. Hidden fees, very inefficient. Breaks property in home and refuses to give compensation or explanation. Bad repairs repeatedly causes thousands in property damage. Intentionally fabricates fictional reports and hides damage. Criminal. Good vigilance and video evidence made it an extremely easy case for the insurance company but their attitude in feverishly defending that they weren't at fault is insulting.
Cigarette smoke also permeates through the walls like there's nothing between you and your neighbour. It's also too cold to leave the windows open (you can't control the heating) so you end up soaking in second hand smoke all day long.
The building managers are fine although a bit helpless. The owners on the other hand is fully trained in the arts of customer hating. Forget about voicing your concerns. They will attack you or your character in response to every word you say even when before you bring up your concern.

I've been a tenant her for about 2.5 years. I've had some good and bad experiences here. To begin, things have finally started to change with the building once Capreit bought it. The lobbies have been updated and painted, the underground parking garage is currently being renovated and the grounds are finally being taken care of.As far as the units go. I actually like my unit. I am on the top floor and have a corner unit. I have an amazing view of the city and the harbour. I am close to downtown where I work, and it only takes 15-20 minutes to walk there. They have installed new heating deflectors in the radiators and installed a new toilet since I've been there. The bad - my patio door leaks even though they said the roof was the cause of the problem (they have also replaced the roof in the last year) but every time there is wind along with the rain water still gets in. My biggest complaints are their lack of consistency with parking and parking enforcement as well as their linked fire alarm system with the other buildings. First, its really annoying to get a letter saying that they have hired people to enforce parking and then months later still see the same problems. Good on you for hiring people to ticket - I think it's needed. People are too self-entitled and believe they can park wherever they like. I unfortunately believe the majority of people in Halifax are too stunned to park properly on their own and need to be fined to keep them in line. However, that DOES mean you have to do it. I have seen enforcement of the 2 spots for rental office parking - which is good, but I also see the same cars park in visitor parking day in and day out. You're not a visitor if I see your damn car in the parking lot everyday for 2 months. You're too cheap to buy a parking pass, or too lazy to park on the street like everyone else who doesn't want to pay for a pass. Secondly. The alarms are crazy annoying. At least 2 of the 3 buildings fire alarms are linked. That means you may have a fire alarm in your building go off, and the person that set it off isn't even in your building. That gets old fast.The good: Dog friendly - its practically impossible to find a large dog friendly building. So props on that. That's the main reason I'm here. Also, the proximity to downtown is great. I've never had any issues with bugs (although I know in the past bed bugs have been an issue) - I haven't even had a fly in my apartment. The turn side to our great dt location is that low income housing is right across the street, so we have every wanna-be gangster a few blocks from our building. I've never personally had a problem, but I know several people personally who have had crap happen to their car (windows busted out, mirrors taken off, etc).I would recommend this building to those interested in a dog friendly, close to downtown or the naval base apartment. I find the building quiet and friendly. The staff is nice, and I honestly find them helpful. The units are decent and a good size. One person commented about rent going up every year - welcome to real life buddy. It happens everywhere - it's called inflation. That being said, if there were other dog friendly apartments close to downtown I would consider moving to get away from the surrounding "community" of those sitting on their front lawn smoking in their sweatpants or pajamas, listening to some wacked version of rap on the newest version of Iphone while I go to work everyday to pay for them to have those nice things. Thanks a lot welfare.

If you're looking for a place to rent where building management respects their tenants, KEEP LOOKING! When we moved in, the first thing I noticed was that they had failed to clean the parquet floors. The previous tenant had rugs, which left a film on the floor. The floor needed to be re-varnished, and it was not. I could understand if the previous tenant had just moved out, but the unit was vacant for TWO MONTHS!
Further, the paint job looks like it was done by an eight year old. I probably could have brought my nephew in to do a better job.
There are security issues, but I will not post about them in a public review.
Finally, the pool, our primary reason for wanting to pay more than $200 a month (plus hydro) more than our previous apartment, was closed about a week after we moved in with no explanation. Turns out, they have closed it to repair the boiler, but do not have any time frame as to when it will open. By law, they are required to provide an abatement of rent, due to facilities promised not available, but they will not reduce our rent. They are promising that a gym and billiard room (which were previously offered on the company's website) will "soon" be open, but the gym is currently being used to store materials, and the pool table has pails of paint piled on it.
Don't judge a book by its cover, make sure to flip through the filthy pages, and read reviews posted by others who have dealt with this negligent company.
Worst Management!!!!!!! Advertised as Air Condition included in rent, but doesn't provide Air Conditioning for weeks. Cockroaches everywhere. No responsible answers from the admins at the front.

Okay place to live if you have pets, otherwise I probably would try to find a slightly better place for the same price tag. A lot of what others are saying is true. The lobby often smells bad, garbage scattered about in hallways/elevators, dog urine running down the pavement, and feces right off to the side (although to be fair, these are the tenants fault). The main reason I gave two stars was due to the completely incompetent staff. I've had numerous issues with mistakes on their side resulting in me spending more time trying to fix their mistakes. I also put in multiple working orders, which only one of them was taken care of. I'm very excited to find a nicer place to live next year.
This is an old building, so poorly soundproof I can hear my neighbour coughing, and so long you might have to walk for 5 minutes to get out. There are doors on each end but they are fire exit only.
It's summer, 20 degrees Celsius outside and the heat is on, and they plan to increase the rent.
I can hear the cars on the highway through my open window, but I need the window open permanently because of the heat and the poor air flow.
With this money, you can have more comfort.
Comfortable size Bachelor, but rent keeps going up and up, not sure its worth it. Building is kept up nicely, neighbors and mgmt are nice too. Renovations are done once in a while tho some have taken the cool art deco style and ruined it into 90s uglyness. Most repairs are dealt with fast, but big ones takes some insisting for months :-S. Also water comes out rusty, must let it run first and then its fresh and drinkable.
Lived here about 3 years ago, so things may have changed. But I enjoyed it here, the only place I could find that didn't have any issue with me having my German Shepherd. Great location & right across from a park for me to take my dog. Apartments were clean, maybe needed some updates but weren't bad. The rent has gone way up since I was there, I think it is over $1000 for a 1 bedroom. So a bit pricey but worth it for location & a dog friendly place.
Well this building is a mix of things so lets divide it into sections:
-Staff is very nice, they are helpful if you ask them for anything in person and at times can be very thoughtful.
-Some neighbors are quite nice as well.
-Views from upper floors
-Generally management at the building is not thoughtful of its tenants, what do I mean? You get a notice a day before that tomorrow water will be shut down because of X reason, I saw this more than half a dozen times in a year, also the building management's office hours are 9 - 4:00, so if you work office hours good luck talking to them.
-The elevators break down fairly often (at least twice a week), there have been a few instances when I had to walk 11 floors up because both elevators were out of service, but hey at least I never got stuck in one.
-Given that these apartments are on the cheaper end you get some weird people, like say the smell of pot coming into your unit from your next door neighbor or when you open the window; like using your patio? Hope you like the smell of cigarettes too!
-Common for neighbors to fight at night, cops are a common sight.
-Prepare for a fire alarm to go off at least twice every year.
-Shopping trips are a pain, prepare for a looong walk with all your stuff.
-Like opening your window at night on summer? Me too! Its noisy outside, from babies crying to drunk people, you can hear everything.
-The building is constantly dirty, not because it doesn't get cleaned but because people leave trash all over the place, at night the place looks like a dump, from pop spilled over the floors to chips and other weird things you don't want to know what they are.
-If you work office hours then the cleaning schedule of the building might not agree with you, right when everyone is rushing out to work you have wet floors and elevators locked because that is apparently a good time to do those things. Bad timing is all.
-Laundry while conveniently at every floor is expensive, starting at 2.75 for a cold water wash and 2.15 for half good drying. Prepare for machines to be dirty.
-People dump trash on the one corner (Old furniture), management has threatened to charge everyone for it every time it has to hire a truck to take it away.
-Dogs are not allowed in the building anymore, however they were before so older tenants have dogs, no qualms there, I love dogs, just not poop on the grass.
While affordable and conveniently location, I would consider all option before settling for this place.
They made me get a money order for the damage deposit, and when our application was rejected they refused to pay the $7.50 for the money order! My wife and I make more than enough income and have had no previous delinquent rental history, yet CapReit denied us...we were accepted in a much nicer building which has higher rent with no problems....also, on Bonaventure Estates site, they have a little blurb about $500 off damage deposit, yet no mention of it was made during the application. Thanks CapReit, for the headache!
Capriet has, by far, the absolute WORST customer service out of any company with whom I've ever been associated.
When they finally do stop ignoring you, they are unfriendly and shady. Don't trust these people with your rent money!! They seem fine at first but they're awful.
Cap Reit management is totally unprofessional, egoistic and stupid bullshit. You ask a question, they excuse for not having access to old record in office. Call to their office in Scarborough and they will not listen and will push back and most of times they just hang up.
I will not recommend living here. Waste of money ..
Je ne suis pas content des services du CAPREIT .j'habite de 2008 ici ,mais depuis 2 ans l'administration est inexistant .Il y a retard dans le déneigement,trous dans le stationnement et ils font la sourde oreille .Je paie 850/mois pour rien. C'est décidé je déménage et je vous recommande de rester loin de capreit.

An old and messy building. Pet allowed policy and many a time, you can see vicious dogs in the building and the lawns running around unleashed and usually try to attack you. Almost every weekend and weekday nights, you will find animal excreta and urine in the corridors. And, YES, during winters, the heat is so low to make you freeze. CAPREIT does not care ...they are more interested in saving the money they have to spend on firing up the boilers a little more to a comfort zone.
The appliances are in a dilapidated condition. The fire alarm goes on at least 4-5 times a month and keeps going on for hours altogether until the fire personnel arrive and investigate to turn it off. No exhaust fans. Many of the occupants are either drunkards or drug junkies.
It is not worth the price. A homeless shelter would be a better alternative to this rat hole, cesspool, etcetra. The staff is friendly before you move in...very nasty after your move in....a Dr Jekyll and Mr Hyde Story....
With the heat not suffiicent to heat, you will probably need an electric heater of your own, but be prepared for the high electric bills. The laundry rates are exhorbitant and the machines do not work properly.
Swimming pool sometimes has dead bugs floating in it.
This is an old building and with the state of affairs, the occupancy is very low. Those who can afford it, try to move out, except for those stuck for some reason or the other.

I have lived here for 4 years, and had I not been leaving Montreal, I probably would have stayed for a while longer. Extremely reasonably priced apartments, great management, quick to address any issues faced by tenants

Apt inside wonderful and large..
The management is aweful. The building is old and needs lots of services but you won't receive it. The heatineg system is weak. Everything is falling apart. Except the accessibility and view I don't advise to rent it, it is expensive, though.
1110 Queens Ave. When Capreit took over they removed the exterior access to the locker room where they want us to park our bikes so we have to come through three doors, two of which are locked, instead of just one to store our bike in the locker room from outside.
Next they removed one of the two laundry rooms so all three floors have to line up for the one laundry room on the first floor. Then they doubled the price of the laundry machines. Never ever make a request for help from Matt at their Gorge Rd. office.
They also eliminated the position of Building Manager.
I would never rent from Capreit again, ditto for Proline and Newport who also 'managed' this building.
2020 Sheppard Avenue West is a great place to live - as long as you don't mind paying a premium price for a cockroach infested slum!! I have lived here for 20 years and have regretted moving here every day! I can't afford to move out right now, but as soon as I can I will. DO NOT rent from this building because the management doesn't care about maintaining the building properly at all. They just care about making money.
I lived in this building for a year and a half. The builing and the apartments are good. Very quiet and the view I had was very beautiful. However, the building management is really poor.
Last year, they were renovating several common areas and the garage, therefore, we had to park in the street for several months. It took me a while to realize that they continued to charge me for parking (I had rent and parking on authorized debit). I made them aware and they continued to do so for 6 months. It took me another 4 months to get a refund. After complaining inumerous times with the building manager, I had to complain with the manager above her!
When I moved out, the building manager tried to charge me $180 dollars for cleaning. I left it cleaner than when I first moved in, so I did not agree with it in the inspection papers and decribed the situation in writing. (She did not apply for dispute) She was very rude and assertive trying to make me agree with the charge. That makes me worry about seniors or new immigrants that are not aware of their rights. For some residents, this is a considerable amount!
Moreover, it took almost 2 months for them to send me a check returning my security deposits (apartment + pets) when, by law, they have to mail it to the tenant within 15 days. I had to call Capreit management in Toronto, who referred me to someone downtown Vancouver. It was only then, that they finally could "see in their files" that I had also made a $60 dollar deposit for the garage door opener.
If you choose to live there, be aware of your rights.
** Updated on 12 Feb 15***Just wanted to let everyone know that they jack up the rent by about 4% every year. Also pay no attention to the comment from Capreit. It's BS.** updated on 29 Oct 13.A maintenance person came to inspect the heating and told me that the heating hasn't worked in this section of the building for years and to keep calling the front desk and maybe they will repair it. So that doesn't really give me a lot of hope. I will call by law enforcement today and see if they can help me out with this because there is a by law that the temperature has to be maintained at 20 degrees.***updated on 28 Oct 13. I moved in to the unit and the unit reeks of pet odours. There are also several small maintenance issues that I was promised would be taken care of within the first two weeks of moving in that have still not been addressed after a month. When I took up the carpet odour issue with the rental staff they did not seem to care about it until I took it up with management. I highly doubt that the carpets in here were cleaned before I moved in even though the management claims that they were cleaned. Usually when someone moves out they are required to provide proof of carpet cleaning (a receipt) and the rental staff was unable to find any proof on file. I think it's absolutely appalling that these people are willing to rent out units that reek of pet odour. The unit had been empty for one month before my move in date and it has been one month since I have moved in. It's been a month since I brought the carpet odour issue up with management and it still has not been addressed properly. Also the building that has construction going on in the parking garage has ridiculously loud jackhammering noise all day long during the week days. I have not had any issues with bedbugs here even though there are a lot of bedbug reports out there on this building. In conclusion I think the staff managing this building is either inexperienced or overwhelmed or they just don't care. It's convenient for me to live here because I work across the street but my advice to fellow yelpers is to stay away from this building as I currently feel that it's badly managed. Even though there are several things that I like about my unit the positives are drowned out by the stinky carpets. I will update my review in case my opinion changes but I doubt that because they should have cleaned the carpets properly before I moved in or at least it should have been done by now. When the time came to sign the lease they decided to change the rent, they said that the unit that we saw had hardwood floors and it was extra money for the townhouse with hardwood floors. They said that we could get the carpeted townhouse instead for the previously quoted rent. We were assured that everything else would be the same as the model unit but it would have carpet instead of hardwood floors. We decided to sign the lease anyways even though we were a bit disappointed. They did not show us the unit at the time because people were living there. Once the previous tenants moved out I went to see the unit and it turns out that it's nothing like the model unit at all. The main level was much narrower and missing a large area that existed in the model unit. The countertops in the kitchen were not as nice as the model unit either. The rest of the stuff was being worked on so not sure what it will be like when I move in. However, since we don't have time to look for another place we are moving in anyways. I just wanted to let other people looking into moving in here to not to go by the model units that they show you at this place. I am also seeing a lot of bedbug reports for the building which I am not too excited about. I am hoping that there won't be any bedbugs in our townhouse. **I will re-review once I move in but I wanted to get this out there for all the people moving in summer time. CAPREIT is the least responsible company I know. Their apartments are being upgrade but the staff at these particular buildings and their bosses are atrocious at their jobs.
If you are looking for life quality near U of A check this out...Mold problems, animal pee and poo everywhere, water shutdown every week, stinky elevators...you name it !! Please stay away from this place..to make it worse; the office staff are the worst management ever! Mr Thomas Schwartz CEO should be aware of the kind of employees managing his properties, careless, uneducated and disrespectful two women at the office.

The first night I moved in I had to call the police because there was a domestic assault in the apartment down the hall from me and a little girl was involved. That was nice - luckily nobody was hurt. After this numerous issues in the apartment surfaced that were NOT properly handled by the management co. The one that comes to mind was the continous bubbling of our kitchen sink, after repeatedly complaining they finally sent the jack-of-all trades in who simply checked the apartment upstairs and poured draino down the sinks. That didn't help and it continued happening. We insisted that they call a plumber and when they finally did (but very reluctantly) the plumber found a GARDEN HOSE shoved down the sink from the above apartment. Yes, A GARDEN HOSE. Good work jack-of-all trades! If you want to move into a place that will motivate you to move out as quickly as you moved in, this is your place!!
Don't suggest renting here. Huge cockroach infestation that is not solved. Repair and upkeep completed on a reactive rather proactive basis. Driveways and pathways abysmal conditions. Don't be fooled by the location, a real eye sore for the Oakridge area. Cap REIT is only interested in taking your $ rather than making this a pleasant living experience.

Winters - Flats are never properly heated.It is a constant complaining by everyone in all the flats of 3,11 Knightsbridge.Tthe Office people are the worst people one would have ever seen.They are unresponsive,inattentive, never care about or bother about the problems people are having in the apartments.The lifts are the worst.Every day one of the lifts fail and people are having tough time.Since April 2011 there are problems with the lift and till today they didnot have the lifts repaired or are bothered to have them repaired.Summer is the time when the flats are infested with Bed Bugs and Cockroaches.This place is a haven for these bugs and roaches.Donot be surprised if you end up throwing your furniture every year.Complain to the Office and they will never ever bother to spray at the first complaint.They only spray after you complain for the Nth time.Every now and then you find leakages here and there in your apartment.

Do not live here! if I could give it no stars I would. There is mold in the bathrooms (which they paint over), the management is made up of a bunch of useless idiots, it's way overpriced, and every night you hear someone else's music blasting, and not to mention the used condoms you find in the elevators on the weekends.
two words. BED BUGS. moved out due to horrible bed bugs and lack of acton. tore two giant holes in walls and never did anything about them. constant water damage everywhere. disgustign place to live, horribly managed.

There is always something wrong with the property: one day is toilet, the other day is leaking water,....extremely slow in finxing the issues.not following the rules and policy. do not respect people and lie about tenants records if you want to change the apartement. If you want to be treated respectfully forget about this apartement and all the buildings managed by FDL.
Cheap rent and decent places
I agree incompetent management and "ghetto". Nobody seems to have their facts straight at the rental office, I have been told many different things by different people. Had to contact head office to get the correct information. I live in 215 and the buildling stinks of smoke and other buildings have a musty mildewy smell. They are great at acting on repairs or tenant concerns and its great to have a pet friendly building but other than that, I would not recommend it.
Nice clean and peaceful .. Perfect place for rental
Apartments are average, staff doesn't really care about your concerns or problems, rent is expensive ($1010 a month for a 2-bedroom w/parking), they claim to have security on site but none is ever seen, they allow every and any one to rent (drug dealers, families with 6 kids or 5 dogs), cars have been vandalized above ground and in underground parking-staff doesn't care, garage doors to underground parking only sometimes work, driveways are not heated (though the staff will happily tell you different) so driving up them in winter is a chore, they will charge you $125 if you use an air conditioner in the summer, etc etc. Look elsewhere if you need a place to live.
I personally and my family regret living at 2076 sherobee road, it was the worse year ever, we had a appliances broken for more than two weeks, three weeks with no Airconditioning during the summer of 2010, intermittent hot water failure and sometime no water at all, the worse elevators ever.
The management team is great listeners, but guess what nothing happens, you're talking to walls.
